The Stantec Real Estate team provides a variety of corporate real estate services to effectively manage and develop long term strategic plans for Stantec’s corporate real estate portfolio. In its support of all business units across Stantec in Canada, the U.S. and internationally, the real estate team develops and implements real estate policies and practices aligned with Stantec’s objectives, provides corporate real estate strategies and solutions that align with business unit objectives, and ensures service delivery is timely, cost effective and meets internal client needs. Stantec’s real estate portfolio is comprised primarily of leased commercial/office space but also includes owned property, residential leases, subleases and industrial space. Reporting to the Director, Real Estate Services, this position will support the corporate real estate requirements for Stantec’s US West operations including over 50 locations across several states and approx. 600,000 SF of space under contract. Files in other regions may also be assigned. The preferred location for this position is Irvine CA, but Stantec may consider basing the position at one of its other offices in California, Arizona, or Nevada, depending on the experience and skill set of the successful candidate. Responsibilities: As the Real Estate Manager, you will act as a trusted advisor in the development of the corporate real estate strategy for the real estate portfolio in the assigned geographic area and for all business units located in that area. Internally this will involve regular collaboration with regional executives, local operations and leadership, facilities and project management resources, Legal Services, Finance, IT, and Procurement. Externally this will include close collaboration with an external real estate portfolio management provider, landlords, subtenants, local real estate brokers and other real estate industry professionals. Effective relationship building, a commitment to customer service and excellent communication skills will be fundamental to success in this role. The successful candidate is expected to develop key relationships in order to gain a solid understanding of the assigned business group’s operational requirements as they relate to business strategy. An innovative and creative approach will aid in identifying corporate real estate opportunities and proactively mitigating business risk. In particular, this role will: * Collaborate closely with, and provide professional real estate support to regional and local leadership in development and execution of sound and comprehensive real estate solutions that address dynamic operational requirements and multiple business units. * Take a strategic view of the existing portfolio and develop a proactive plan addressing lease renewals, expansions, relocations and renovations. * Establish and develop a real estate strategy for markets within the assigned geographic area, as a critical component of the longer term real estate strategic plan. * Negotiate and conclude a wide variety of real estate transactions consistent with Stantec''s strong covenant and preferred contract terms for new leases, renewals, amendments and subleases including drafting and preparation of agreements and related documents. * Manage the level of risk during lease and real estate negotiations. Prepare detailed summaries of transactions, including financial models to analyze the transaction in comparison to market conditions and to determine the viability of each project based on the current financial and other key metric thresholds of the company. Qualifications: Education: * A Bachelor’s degree in Real Estate, Business, Finance, or Economics. * Real Property Administrator (RPA), Certified Property Manager (CPM) designation or other real estate specific professional education would be an asset. Experience: * Minimum 5 years ofcorporatereal estate experience with a large tenant organization or third party portfolio manager, focused primarily on leasing, negotiations, due diligence, documentation and financial analysisfrom the tenant perspective. * Experience in asset management, lease administration, capital planning, property management, acquisitions/dispositions, and/or tenant improvement project management would be an asset. * Experience in delivering corporate real estate services and transaction management in collaboration with an external portfolio management partner would be an asset. Skills & Aptitude: * Proven corporate real estate knowledge and expertise, including real estate analytics, and ability to consistently apply sound real estate due diligence and negotiating skills. * Highly skilled in real estate negotiations, due diligence and risk management from the tenant perspective. * Experience in delivering corporate real estate services and transaction management in collaboration with an external portfolio management partner. * Very strong technology skills, including high level of competency in MS Word and Excel are required.
